 The Management Board and Sales of Villa Services at Tam Dao Golf & Resort was established with the purpose of connecting residents in the Villa area, building the motto "Cooperation for mutual success" and orienting "Tam Dao Golf & Resort" to be the destination for all of us every day.

We have always made great efforts in both human and material resources to provide residents with a safe, prosperous and worth living place.

Villa rules:

VILLA AREA MANAGEMENT REGULATION AT TAM DAO GOLF & RESORT

(Issued together with Decision No. /QD-TJIC on August …. 2020 by the General Director of Tam Dao Investment Joint Stock Company)

I. PURPOSE:

In order to ensure consistent management, order and safety for all residents living at Tam Dao Golf & Ressort Villas

II. SCOPE OF APPLICATION:

These regulations are applicable to: Villas’ owners, contractors, and rental visitors..

III. CONTENT:

1. For owners and contractors when constructing works.

1.1- For Villa owner.

- Receive landmarks from the Management Team and send application form to request the handover of the boundary marker (according to the form) to management team in order to conduct bussiness. There is a record of receipt of boundary markers (according to the form).

- Submit design drawings in compliance with Decision No. 2274/QD-UBND dated August 23th, 2005, Decision No. 2842/QD-UBND dated October 24th, 2011 People's Committee of Vinh Phuc province and Construction Regulation of Tam Dao Investment Joint Stock Company to the Management Board before sending to the competent authority to issue a construction permit.

- Comply with the approved design of the competent authority (People's Committee of Tam Dao district).

- Comply with the contents of the construction agreement signed with Tam Dao Investment Joint Stock Company.

(Construction agreement attached),

- Send the above documents to the Management and Business Board of the villa area to summarize and report to the Company on the construction order and procedures. Within 5 working days, the Company is responsible for completing the procedures (if the documents are complete and correct).

- Sign a contract to buy electricity and water provided by the Company (according to the form).

- Pay in full and on time electricity, water, security and sanitation fees, etc. as prescribed.

- Responsible for the management of the main contractor, contracted workers (There are commitment in the construction process, and authority letter for the person implementing work).

- Comply with the general regulations of Tam Dao Investment Joint Stock Company, Tam Dao Golf & Ressort, and Villa Service and Management Board.

1.2- For construction contractor.

- Registration of employees, laborers on duty at the construction site (According to the issued form, presenting authority letter of the land lot owner);

- Comply with labor safety during construction. If there is any technical error related to occupational safety, the contractor must bear the full responsibility before the law.

- Employee management:

+ Entrance: Only allowed to enter the side gate of Tam Dao Golf & Resort (According to the Company's Regulations issued, posted at the entrance gate).

+ Wearing workwear/casual clothes, not topless, and do not wear shorts when going through the gate.

+ Overspeed riding is not allowed when participating in traffic on the golf course internal road, the maximum speed for motorbikes is 40 km/h, and the horn must not be used.

+ Maintain general hygiene, cleaning outside the construction site is not allowed.

+ Not allowed to stay at the construction site, except for the security guard (maximum 2 people according to the application form).

- Management of vehicles and materials.

+ Trucks and specialized vehicles entering the golf course's side gate, and are not allowed to enter the golf course on Saturdays, Sundays, holidays, Tet, and major golf tournaments.

+ Overspeed riding and sharp turn are not allowed, the allowed speed is 30km/h, horn using is prohibited.

+ Self-preservation of materials and equipment during construction.

+ Collecting waste during construction, not dumping construction waste within the project scope of the Company.

- Comply with the general regulations of Tam Dao Investment Joint Stock Company, Tam Dao Golf & Resort and the Villa Service and Management Board.

2. For the owners when villas are ready to be used

2.1- General provisions.

- Comply with the registration of temporary residence/stay with the local authorities (Hop Chau Town Police) and the Management and Service Board of Conservation;

- Strictly observe the fire prevention, especially the villas bordering Tam Dao national forest, factory Z195 - Ministry of Defense.

- Animals that affect the environment, cause danger, security and order are not allowed in the golf course complex and the villa area.

- Preserving the general landscape, creating an environment and beauty for the entire villa area.

- Maintaining security and order, do not cause noise to affect the surrounding villas and the business of Tam Dao Golf & Resort, especially on weekends, holidays, Tet, golf tournament day.

- Do not play speakers, outdoor sound equipment, shout and cause excessive noise, affect the golf course business and surrounding villas and maintain general order.

- When there is a big golf tournament held at the golf course, the Villa is not allowed to have fun or make noise before 18:00.

- When changing the owner, it is necessary to notify to Management Team in order to handle the relevant procedures, records and service contracts.

- Comply with the general regulations of Tam Dao Investment Joint Stock Company, Tam Dao Golf & Resort and the Villa Service and Management Board.

2.2- For villas owners who conduct service business.

- Having registration for service business and committing to comply with the provisions of law and take responsibility before the law for the business process. Send a copy of the business registration (Notarized copy) to the Management & Service Department of Claims.

- Complying with the registration of stay with the local authorities (Hop Chau Town Police) and the Management Board.

- Managing people who use services, do not use or trade in services prohibited by law.

- Do not make excessive noise, the villa owner is responsible for reminding guests about this matter. The company's security guards have the right to enter the villa to remind guests to keep order, not to make noise to affect golf guests; The owners are responsible for coordinating with the security team to remind guests regularly.

3. Technical infrastructure management.

3.1- Traffic infrastructure.

- Villas owners are not allowed to build, fence, plant trees, etc., encroaching on the traffic corridor according to the boundary markers already assigned to the villa lots.

- During the construction process, the owner of the villa/construction contractor must fix damaged states of the traffic infrastructure and return it to its original state.

3.2- Electricity and water infrastructure.

- Absolutely complying with electrical safety, do not arbitrarily connect and repair technical infrastructure systems (distribution cabinets, intermediate cabinets, substations, water supply pipes) of the company.

- When there is a problem, the owner should immediately ackowledge the Management Board and the villa service business to repair in time.

- The use of 1-phase or 3-phase electricity (with separate regulations attached).

 

4. Garbage collection.

4.1- Domestic waste.

- The villa owners are responsible for collecting and classifying domestic waste, gathering waste at a suitable location (in front of the villa gate) convenient for collection; Every day, there are cleaner staff to collect and transport them to the temporary gathering area.

- Do not throw garbage indiscriminately into public places, golf course premises or to other villas, vacant villa plots.

- The owner of the villa must be responsible for paying the fee for collection, transportation and treatment of waste according to the regulations of the Management Board.

4.2- Construction waste (repair, renovation...).

- The villa owner is responsible for collecting and transporting outside the project.

 

5. Services Management Board and villa service business provide.

5.1- Planting and taking care of the landscape.

- The landscape of the villas must be in harmony with the general planning, not breaking the planning and different from the planning of Tam Dao Golf & Resort.

- The Managemnt Team provides planting, landscaping and garden care services for Villa plots, the service price is uniformly applied to the items in the list (attached to this document). For other services, the villa owner must negotiate with the Management Board and has a specific contract.

 

5.2- Ensuring security and order.

- The Management & Service Board of Conservation ensures the general security for the entire villa area. The owner of the villa has the right to hire a private custodian, however, it must be appraised by the Management Board about the identity of the guard.

- The Management & Service Department provides security services 24/24h, ensuring absolute safety of people and property of the Villas.

5.3- Repair and maintenance of electricity, water, construction equipment 24/7.

- Management & Service Board of Management provides repair services for electricity, water, household appliances 24/7, ensuring fast, timely, high responsibility.

 

5.4- Room service and villa cleaning.

- The Management & Service Board of Conservation provides services on cleaning the entire villa, ensuring its cleanliness, beauty, safe, and does not damage the interior of the Villa. This service has a Contract and associated fees. The two parties can agree on services according to the individual requirements of each villa.

5.5- Laundry.

- The Management and Service Department has a dedicated department to wash and hand over laundry to the villa owner upon request. This service has a contract and fees attached. The two parties can agree on services according to the individual requirements of each villa.

5.6- Catering services.

- Board of Management & Service of Conservation associated with Tam Dao Golf & Resort, and restaurants in the area to provide culinary services, indoor and outdoor parties upon request.

 

5.7- Services associated with accommodation service business.

- The Management Board and Management Board of Conservation Services coordinate and link to promote and sell accommodation services of the villa lots when required. This business cooperation ensures the full benefits of the parties and strictly abides by the provisions of the law and the Management Board.

IV. GENERAL TERMS:

1. The Villa Management and Service Board shall guide and inspect the implementation of this regulation.

2. Handling of violations: Violations will be handled in accordance with current law.

3. This Regulation takes effect from the date of signing for promulgation. All previous regulations contrary to this regulation shall cease to be effective.
